Basepoint business centre EastcotePressure on office space in London has been growing, with more and more companies wanting to be based in the capital. Increasingly, business owners are realising that there are many advantages to being based further out of the centre, where there is less congestion and prices are more affordable. Taking up office space in Eastcote is one solution to consider.

Reasons to Choose Eastcote as a Business Location

The serious shortage of office space in London has shown no let-up over recent years, despite some major new developments. Many SMEs in particular have found themselves struggling to find anywhere which is suitable. Part of the problem is that a lot of office space in some areas of the capital has been converted into residential accommodation, pushing up competition for the buildings which are still available.

Against this background, many owners of startups or small businesses are realising it’s a better option to find a base which is outside the centre, as they are more likely to find offices suited to their needs at a price they can afford. The borough of Hillingdon, including Eastcote, is a popular choice to consider.

On the outskirts of West London, Eastcote is in demand both from residents and from businesses because it is quieter and less busy than more central areas. Eastcote and neighbouring East Ruislip have a population of about 12,000 people. The area includes the Eastcote Village conservation area, with picturesque older buildings and its own character.

However, the area, which formerly fell within Middlesex, also has good transport links into the centre. This means companies based here can benefit from all the advantages of being in London without the drawbacks.

Underground: Eastcote has a London Tube station which is on the Uxbridge branch of both the Piccadilly and Metropolitan lines. Trains run at intervals of between 5 and 10 minutes on both lines at peak times, and there are several express services on the Metropolitan line during the morning rush hour.

Buses: Three London bus routes serve the Eastcote area, including route 282 and route 398, which both depart from Eastcote station.

Road and Air: Eastcote is well served by motorways, lying a short distance off the M40 and M25. It is also within easy reach by road from Heathrow Airport, which offers flights to a host of international destinations.

Eastcote’s Skills Base

A high proportion of professionals and managers live in the Eastcote area, with statistics showing that more than 14% of local residents are directors, managers and senior officials, while 23% are in professional occupations and another 16% in associate professional and technical occupations. Eastcote has a higher proportion of residents in all these occupation groups than the borough of Hillingdon as a whole.

However, while many residents in London suburbs do work close to their homes, the area’s good transport links also enable companies moving into Eastcote to draw employees from other parts of London and benefit from the capital’s wealth of skills and expertise.

Another potential advantage for companies based in this area is that Brunel University is just a few miles away from Eastcote, in Uxbridge. It is one of London’s leading universities, with an award-winning business school and other courses focusing on subjects such as electronics and computer engineering, clinical and life sciences. The university has a large number of partnerships with businesses, including start-ups and SMEs. Uxbridge College also offers a range of business-related courses.

Services available to people setting up a business in the area include the council-funded Hillingdon Small Business Support, which offers advice and mentoring, networking opportunities and places on short courses.
